Our property based program for permanent residency is for individuals that invest €300k in Bulgaria. Our clients’ (and their spouse and children under 18 years) qualify for permanent residency through the Foreigners in the Republic of Bulgaria Act, Article 25 which was passed in August 2009.
Permanent residency of Bulgaria is granted to citizens of any country (and their spouse and children under 18) who invest in the country under terms contained in the Act. The Foreigners in the Republic of Bulgaria Act was enacted in 1998, amendments in the legislation in 2009 created the opportunity to secure permission for permanent residency. The information below is an extract from the legislation.
GENERAL DISPOSITIONS
Article 1.(Amended, SG No. 29/2007) (1)This Act shall establish the terms and the
procedure according to which foreigners may enter, reside in and leave the Republic of Bulgaria, as well as the rights and obligations thereof.
(2) This act shall apply also in respect of members of the families of Bulgarian citizens who are not citizens of European Union member-states or of a state – party to the European Economic Area Agreement, or of the Swiss Confederation.
(3) The terms and procedures under which the citizens of other European Union member states and the members of their families as well as citizens of European Union member states or of a state – party to the European Economic Area Agreement, and of the Swiss Confederation and the members of their families shall enter, reside in and leave the Republic of Bulgaria shall be specified in the European Union Citizens and Members of Their Families Entry and Residence in and Departure from the Republic of Bulgaria Act.

а)shares in Bulgarian commercial companies, traded on a regulated Bulgarian market;
Clients acquire shares in the public company via a €300,000 investment and €212,000 loan. The Bulgarian Leva is tied to the Euro at a rate of 1.95 leva to 1 Euro. 1 Million leva is the equivalent of €512,000.

The procedures for applicants applying are very straightforward with relatively limited paper work. There are a number of steps in the procedure that you will follow with ours and the lawyer's guidance once you have decided to apply for residency through the Bulgarian Permanent Residency Program. Our experienced team will manage the process throughout to make this simple and straightforward for you.
Step 1 Complete application form
Step 2 Upon instruction Bulgarian lawyers will send you a Letter of Engagement to sign and return. You will then pay legal fees directly to the lawyers in Bulgaria.
Step 3 Upon receipt of your fees the lawyers will provide you with the documentation needed to set up your bank account and your Special Purpose Vehicle (SPV) which is your limited company you control. Once the paperwork is finalized the lawyers will request you to transfer the investment monies to your account; these funds will be used to buy your shares in a public company. The public company will hold the shares in the private company (the SPV), which you will own and control through your shareholding in the public company.
Step 4 Once the shares in the public company have been purchased your lawyers will apply for your investment certificate which should be issued shortly after making the investment; Once received they will then send you an application form to obtain a Visa D from the Bulgarian embassy or consulate in your own country. You will need to travel to Bulgaria within ninety days; the purpose of this visit is to apply for your permanent residency visa. Your lawyers will require your stamped passport to submit with the application for permanent residency, which will be made, with you present, at the Migration Consulate in Sofia. This whole process will take two days.
Step 5 After approximately two months your lawyers will receive notification that your permanent residency has been granted. You will need to make a second trip to Bulgaria as your passport must be stamped with your permanent residency visa in your presence. Once this is complete your permanent residency in Bulgaria lasts indefinitely and you will be issued with a Bulgarian national ID card that you can use when travelling in Europe.
